An EICR (Electrical Installation Condition Report) for a typical flat in London and the South East costs roughly £120–£220, a family house £180–£350, and an HMO or commercial unit considerably more. The real driver is not the number of bedrooms but the number of circuits, distribution boards and how easy the installation is to access and test.

| 2-bed flat | £150–£220 | from £180 rented (8 circuits) |
| 3-bed house | £170–£300 | from £230 (12 circuits) |
| 4–5 bed house | £250–£500 | from £340 (20 circuits) |
| HMO | £210–£500+ | priced by circuits and boards |
| Commercial unit | £170+ for the first 10–12 circuits, then per circuit | from £535 (30 circuits, 2 boards) |
What affects the price of an EICR?
- Number of circuits. Each circuit has to be tested individually. A modern flat might have 6–10, a large house 20 or more.
- Number of consumer units or distribution boards. Garages, outbuildings, loft conversions and HMOs often have sub-boards. We add £35 per extra board.
- Occupancy and access. Tenanted properties need coordinating with occupants; furniture and stored items can block sockets and the board.
- Age and condition. Older installations without circuit charts take longer to trace and test.
- Commercial operating hours. Shift-pattern or 24/7 sites may need out-of-hours or phased testing.
Extras to check before you book
- Is VAT included?
- Are parking, permits and the Congestion Charge included in central London?
- Is there a charge per extra fuse board?
- Does the price include a digital copy of the report and a priced remedial list?
- Is the electrician registered with a scheme such as NICEIC or NAPIT?
Why very cheap EICRs can cost more
A thorough inspection of a typical house takes three to four hours. Quotes far below the market range sometimes rely on limited sampling, inflated remedial quotes after the visit, or reports that do not stand up when a council or insurer looks closely. A cheap report that has to be redone costs more than a properly scoped one. Ask how many circuits will be tested, how long the engineer will be on site, and whether you will receive the full schedule of test results.
What does remedial work cost?
That depends on what is found. A C3 recommendation may cost nothing to act on. Replacing a damaged socket is a small job, adding RCD protection or replacing a consumer unit typically runs from several hundred pounds, and a full rewire can cost thousands. Our guide to EICR codes explains which items must be fixed, and you can upload an existing report for a priced breakdown.
