An EICR does not technically “expire”. Instead, the inspector records a recommended date for the next inspection based on the type of property, how it is used and the condition found. For rented homes in England, the law sets a maximum of five years.

EICR validity by property type

PropertyMaximum intervalNotes
Private and social rented homes (England)5 yearsLegal maximum; shorter if the report says so
HMOs5 yearsLicence conditions may require more frequent checks
Owner-occupied homes10 yearsAlso recommended on change of occupancy

Why an inspector might set a shorter date

If an installation is old, heavily used, showing wear, or has many C3 items, the inspector may recommend re-inspection in one to three years. For rented homes, that shorter date becomes your legal deadline.

Do I need a new EICR for a new tenant?

No. A report that is still within its recommended date remains valid across tenancies. You must give the new tenant a copy before they move in. It is still good practice to do a visual check between tenancies and to re-test if there has been damage, alterations or a change of use.

Buying or selling a home

There is no legal requirement to have an EICR to sell a home, but buyers, surveyors and mortgage lenders increasingly ask for one. An up-to-date EICR can smooth a sale; for buyers, it gives a clear picture of likely costs before exchange.

How long does an EICR take?

PropertyTypical time on site
Studio or 1-bed flat1.5–2.5 hours
2–3 bed house3–4 hours
Large house or HMO4 hours to a full day
Commercial premisesHalf a day to several days, often phased

The power will be off for parts of the visit, so tenants should be told in advance. Clear access to the consumer unit and as many sockets as possible keeps the inspection quick and reduces limitations on the report.
